Ever since the building collapsed in Miami, Florida, last summer, many building managers have a heightened awareness about preventing that type of tragedy from happening to their building.
One particular condominium building in northeast Ohio has been plagued for years by leaks into the lower level of its parking garage from the upper level which is exposed to the weather. Over time, this moisture infiltration has created severe damage to the concrete structure by corroding the steel reinforcement within the concrete. Engineers have already deemed portions of the parking garage unsafe for vehicular traffic.
The first step of the repair program is to stop moisture infiltration while the comprehensive structural repairs are designed and budgeted. As a part of this process, Trisco was called to locate the leaks and recommend a solution to mitigate the water intrusion. We used a pretty simple but effective method to locate the source of moisture intrusion by overlaying sketches of the upper and lower levels with areas of leakage circled in red ink. Combined with a controlled water test, we were able to trace the water source back to an improperly detailed expansion joint.
Now that the garage is dry and traffic is limited, the team of engineers can put together a restoration program to restore the structural integrity of the parking garage.
