Trisco Systems, Inc. recently completed a facade restoration and preservation project for St. Michael’s Catholic Church in Kalida, Ohio. While onsite, we captured aerial footage of our technicians utilizing massive boom lifts to reach the bell tower and other elevations.

The scope of work for this project included specialized cleaning, mortar joint repointing, custom stone patching, sealant repairs and replacement, and the application of a penetrating breathable water repellent. This project demonstrates the congregation’s commitment to preserving this structure for future generations. We are happy to be a part of this local project.

Brand New Hotel in Michigan - Exterior Leak

We were recently contacted by the Owner of a brand new hotel in Michigan who noticed a yellow stain above the windows in two of their guest rooms. The top of the windows would leak during heavy rain events, and it even caused the blinds to fall off in one of the rooms.

To determine the source of the moisture infiltration, Trisco performed a comprehensive water testing procedure in conjunction with subsurface exploration to observe the original construction detailing. The building was constructed of insulated concrete forms (ICF) with thin brick veneer on the exterior and EIFS on the parapets. There was no cavity drainage system in place, which made it difficult to determine the migration pattern of the water. 

Eventually, we discovered that improperly detailed EIFS-to-roof flashings were to blame. We designed an inexpensive repair which successfully stopped the leak. 

This project underscores the importance of subsurface detailing.  Most of the time we are looking at buildings which are 25, 50, or even 100 years old, but occasionally we see eye-opening situations like this on a building that isn’t even 1 year old.

Condominium Building Parking Garage - Leak Issue

Ever since the building collapsed in Miami, Florida, last summer, many building managers have a heightened awareness about preventing that type of tragedy from happening to their building. 

One particular condominium building in northeast Ohio has been plagued for years by leaks into the lower level of its parking garage from the upper level which is exposed to the weather. Over time, this moisture infiltration has created severe damage to the concrete structure by corroding the steel reinforcement within the concrete. Engineers have already deemed portions of the parking garage unsafe for vehicular traffic.

The first step of the repair program is to stop moisture infiltration while the comprehensive structural repairs are designed and budgeted. As a part of this process, Trisco was called to locate the leaks and recommend a solution to mitigate the water intrusion. We used a pretty simple but effective method to locate the source of moisture intrusion by overlaying sketches of the upper and lower levels with areas of leakage circled in red ink. Combined with a controlled water test, we were able to trace the water source back to an improperly detailed expansion joint.

Now that the garage is dry and traffic is limited, the team of engineers can put together a restoration program to restore the structural integrity of the parking garage.

Veterans Freedom Flag Monument and Museum

In 2001, the UAW Local 2075 Veterans Committee decided to thank the Veterans of Ohio and the rest of America for their service by constructing the Veterans Freedom Flag Monument and Museum in Lima, Ohio. Construction began in 2007, and the monument was dedicated on May 22, 2010. Recently, Trisco donated labor, material, and equipment to perform interior repairs and painting of the museum ceiling.

It is an honor to be part of the museum’s growth, and we are incredibly grateful to help the team of volunteers who work tirelessly to maintain this monument. 

The monument comprises five twenty-foot pillars of tiles to recreate the American Flag. Each red, white or blue tile called a “brick plate” is engraved with the name of a veteran, current service person, or someone who just wants to say thank you to our veterans for their freedom. The five columns represent the five branches of the Armed Forces: Army, Navy, Marines, Air Force, and Coast Guard. The five pine trees behind the monument also represent our ever-ready Armed Forces.

Mercy Health St. Rita's Exterior Restoration Project

St. Rita’s Medical Center sits in Downtown Lima, Ohio; founded in 1918, the campus grew from a single hospital to a campus stretching six blocks. The structures represent different eras of construction with various types of masonry, styles of construction, and appearances.

Repairs and maintenance of the building’s exterior were completed over the years, but a comprehensive restoration program of all of these structures has never been performed. Trisco was called to develop a restoration program to repair and rebuild all damaged masonry and terra cotta elements, protect the masonry and terra cotta for years of additional service life and blend all of the older buildings with the newer construction to create a uniform look all across the campus.

Trisco repaired and reglazed the decorative detailing, including terra cotta cornices, balustrades, bands, sills, limestone belts, coping, and sills of different configurations with a two-step glazing system.  After all of the masonry repairs, re-pointing, sealant installation, etc., we applied a potassium silicate material that not only protects the masonry and mortar joints but presents a visual transformation.

After completing this project, it allows for the entire St. Rita’s campus to have a uniform look and protect the restored buildings for years to come. Restoring and preserving these buildings for the region’s largest healthcare provider ensures a strong future for St. Rita’s and the Lima community.

Trisco Team Working During The Winter Season

Many of the products that we use for our restoration projects require temperatures to be in the upper 30’s or low 40’s which means we slow down quite a bit in the winter months. However, we don’t stop scheduling work. We need to keep a steady backlog of available projects to perform. A few years ago, we worked straight through the winter because the temperatures never dropped low enough to shut us down. So we always want to keep a full schedule in case we have the opportunity to be busy.

Towards the end of the season, we ask that our clients have an understanding that the weather is unpredictable. There are certain periods of mild temperatures throughout the winter where we can accomplish small projects and there are periods where we just can’t get anything done.

An option is to erect an enclosure around our work area and pump heat into it. Though not always feasible or cost-effective, it is an option for projects where the schedule simply cannot wait. The cost of winter protection is typically due to the labor to erect the enclosure, the fuel or electric for the heating source, and the inefficiencies of hustling around a job site in the frigid temperatures.

As we look toward the winter months, it’s important to remember that we want to keep our technicians busy for as long as possible. If you have a project that could be done during the winter or if you have a flexible schedule, we should plan the project now so that we can jump on it as soon as the weather allows.
